Community Information
Large development projects often raise questions about environmental impact, infrastructure, and quality of life. This site explains what is being proposed, how the amended project design addresses common community concerns, and how the project is being reviewed through the Township’s formal land development process.
Importantly, we are not seeking approval of a data center use on the property. Pursuant to a 2021 Zoning Hearing Board decision, a data center is an approved use for this property. The matter now before the Supervisors is whether the updated development plans for that use are compliant with Township Ordinances. Township consultants have reviewed the plans and affirmed compliance in all material regards.
The updated plans are designed to operate quietly and efficiently, with no material water use, minimal daily traffic, and noise levels modeled to remain well below Township ordinance limits. The Applicant has proposed numerous improvements to the currently approved plan as detailed herein.
This site is intended as a public information resource. It does not replace the Township’s review process or public meetings, and it does not request approvals. All development plans remain subject to review by East Whiteland Township, its professional consultants, and the Board of Supervisors.
About Project Forge
Project Forge is a proposed data center on Swedesford Road that will provide significant tax revenue, substantial infrastructure investment and meaningful economic benefits to East Whiteland Township. This project replaces an older, approved plan with a more modern, efficient, and community-friendly design.
Amended Plan Overview
Below is an overview of the amended land development plan for Project Forge, focusing on how the design has been improved to protect the environment and maintain the quality of life for Whiteland Township Residents.
Water Usage
- Approved Plan: Open-loop cooling towers that evaporate ~3 million gallons per day per building for HVAC
- Amended Plan: Closed-loop air-cooled chillers that consume NO daily water for HVAC
Visual/Acoustical Screening
- Approved Plan: No screenwalls for constantly running cooling towers
- Amended Plan: Emergency generators in acoustical enclosures behind full-height screenwall
Antenna Yards
- Approved Plan: Seven antenna yards, including two 150' microwave towers
- Amended Plan: No antennas or microwave towers
Landscaping
- Approved Plan: 442 trees, 6' height, 1.5" minimum diameter, 0 shrubs or decorative berms
- Amended Plan: Enhanced landscaping, including 442 trees, 12'-14' height, 3.5"-4.5" minimum diameter, 587 shrubs and multiple 3'-5' planted berms
Building Floor Areas
- Approved Plan: ~500ksf above-grade and ~250ksf basements per building (~1.5Msf aggregate)
- Amended Plan: ~800ksf above-grade buildings (1.6M sf aggregate)
Additional Commitments
- Post construction real-time monitoring at the northern property line for sound
- Agreement to run generators limited to two simultaneously per building for testing purposes as per the acoustical study and only during daytime hours
